Rate shopping is easy. Building a mortgage strategy that still makes sense five years from now takes something else, and that’s the gap Rakhee Dhingra set out to close when she founded Mortgage Savvy, an independent brokerage based in North York. As Founder, CEO and Broker of Record, Dhingra guides clients across Toronto, the GTA and Ontario through purchases, renewals, refinances and investment properties, but her real focus sits one level up: cash flow, debt, equity and where a client wants their finances to be years down the road.

What is your business called and what does it do?

Mortgage Savvy is an independent mortgage brokerage helping Canadians make smarter financial decisions through homeownership.

We arrange mortgages for purchases, renewals, refinances and investment properties, but our work goes well beyond finding a rate or securing an approval.

We look at the bigger financial picture, including cash flow, debt, equity, flexibility and long-term goals, and then structure the mortgage around the life and financial future the client is trying to build.

I believe your mortgage should support your financial plan, not become your financial plan. We help clients with purchases, renewals, refinances and investment properties, but our approach goes beyond simply finding a mortgage. We look at the bigger financial picture, including cash flow, debt, equity, flexibility and long-term goals, and build the mortgage strategy around the life the client is trying to create. The mortgage is one part of the financial plan, not the entire plan.

What made you want to do this work?

I started my career in banking, but what fascinated me was never really real estate. It was money, people and how financial decisions shape our lives.

I kept seeing people being offered financial products when what they really needed was clarity and strategy. When my daughter was born, I wanted to build something with more purpose, so I obtained my mortgage licence in 2015. What I thought might become a small practice became work I grew incredibly passionate about.

Life has deepened that purpose.

I have learned personally and professionally how quickly circumstances can change. A mortgage is rarely just about buying a house. It touches security, family, cash flow, wealth, retirement and the choices available to us when life does not go according to plan.

That is the part of this work that matters most to me.

What problem did you want to solve with the business?

The mortgage industry has trained people to begin with one question:

“What rate can you get me?”

I wanted to change the question. Of course, rate matters. But a low rate can still be attached to the wrong mortgage if the penalties, structure, flexibility or longer term impact do not fit the person.

I wanted clients to understand not only what they were signing, but why they were choosing it and what that decision could mean three, five or ten years from now.

Mortgage Savvy was built around education, strategy and trust. The mortgage is the product. The outcome is what matters.

Who are your clientele/demographics?

We work with clients throughout Toronto, the Greater Toronto Area and Ontario at many different stages of their financial lives.

Our clients include first-time buyers and young professionals beginning to build wealth, as well as physicians, lawyers, executives, entrepreneurs, dual-income families, established homeowners, investors and families approaching retirement.

We also work with people navigating significant life transitions, including divorce, loss, inheritance and career changes.

Those situations are particularly meaningful to me because financial decisions become deeply human when life changes. People need sophisticated advice, but they also need clarity, empathy and a space where they can ask questions without judgement.

How does your business make money? How does it work?

Mortgage Savvy is a licensed mortgage brokerage. Our brokerage earns revenue through the mortgage transactions we arrange.

Clients come to us when they are purchasing, renewing, refinancing, investing or simply questioning whether their current financing still makes sense.

We start with the client, not the product. We understand what they are trying to accomplish, review their financial circumstances, evaluate appropriate financing options, structure the mortgage and manage the process through approval and funding.

But I believe the relationship should continue beyond closing. A lot can change during a mortgage term. Income changes. Families change. Careers change. Markets change. Priorities change. Your mortgage strategy should be allowed to evolve with your life.

Mortgage Savvy is based in North York, and we work with clients throughout Toronto, the Greater Toronto Area and across Ontario.

What is the best question a prospective customer could ask a member of your profession when comparing services? Give the answer as well.

“If I follow the mortgage strategy you are recommending today, what could my financial position look like five years from now?”

That question tells you far more than simply asking who has the lowest rate. A strong mortgage professional should be able to explain the outcome they are recommending.

What could your mortgage balance look like? How much interest could you pay? What happens if you need to leave the mortgage early? What are the penalties and prepayment options? How much flexibility do you have if your circumstances change?

And most importantly: “Why are you recommending this mortgage for me?”

If someone cannot clearly explain that, I would keep asking questions. Rate matters. But a lower rate is not a financial strategy.

What is the best part about what you do? What is the worst part?

The best part is watching someone’s fear turn into clarity. People sometimes come to us feeling overwhelmed, embarrassed about their finances or convinced they have no options. Then we put the numbers on the table. No judgement. Just facts, strategy and choices. There is often a moment when you can physically see the pressure leave them because they finally understand what they can do next. I love that moment.

The hardest part is meeting someone when everything has already become urgent. A renewal is approaching. A relationship has ended. Financial pressure has built. A career has changed. A family has experienced a loss. I sometimes wish we had met six or twelve months earlier, when there may have been more choices available. It has taught me something I now say often: Clarity before the crisis creates choices during it.

What is your favourite joke about your own profession?

Everyone expects mortgage professionals to predict interest rates.

If I could predict them perfectly, I would probably be answering these questions from my yacht.

Until then, I will stick to strategy.
